CC Real assumed management of Avenue Mall on August 1, 2026, following its acquisition by InterCapital Real Estate Fund Alfa.
By entrusting the property’s management to CC Real, InterCapital is building on an established partnership with an experienced real estate management company that combines in-depth knowledge of the Croatian market with international expertise.
The new mandate represents another important milestone for CC Real in its home market, where the company began its journey 20 years ago and played a pioneering role in the development of Croatia’s modern retail landscape.
“Avenue Mall is an established and highly recognizable retail destination with a strong market position and significant potential for further development. Building on Strong Foundations
Located in the heart of Novi Zagreb, Avenue Mall benefits from excellent visibility and accessibility at one of the city’s busiest intersections. Opened in 2007, the complex comprises approximately 28,000 sq m of retail space, around 7,000 sq m of office space in the adjoining Avenue Center business tower and more than 900 parking spaces.
Its diverse tenant mix, stable occupancy, strong footfall and established position within its catchment area have made Avenue Mall one of the Croatian capital’s most recognizable shopping and leisure destinations.
CC Real will build on these strong foundations through strategic asset and property management, technical improvements and close cooperation with tenants and other partners. The priorities for the coming period will include enhancing the overall quality of the center, increasing its visibility, supporting tenants and creating the conditions for sustainable business growth.
The combination of InterCapital’s long-term investment perspective and CC Real’s extensive operating expertise is expected to contribute to Avenue Mall’s continued development and further strengthen its competitive position in Zagreb’s retail market.
20 Years of Retail Real Estate Expertise
CC Real’s story began in Zagreb in 2006 with the development of City Center one West, followed by City Center one Split in 2010 and City Center one East in 2012. With a combined investment volume exceeding EUR 400 million, these projects played an important role in shaping Croatia’s modern retail landscape and laid the foundations for the company’s international expansion.
The addition of Avenue Mall further strengthens CC Real’s retail management portfolio in Croatia and represents another step in the company’s long-standing commitment to creating sustainable, long-term value for investors, tenants and communities.
