Madigan Capital was identified by CC Real as an ideal Australian-based partner to capitalize on the opportunities arising from the material on-going growth of the Australian non-banking Real Estate debt capital market.
Overview
- In 2020 CC Real secured an 50% interest in Madigan Capital, partnering with Madigan’s highly experienced management team to develop and grow the firm as a leading Real Estate debt financier.
- CC Real has substantially increased its equity investment in 2026, while key senior members of the Madigan leadership team retain a meaningful ownership position. As at early 2026, Madigan Capital manages AUD $2 billion of fund, invested in diversified Australian real estate debt portfolios. This is managed on behalf of institutional investors and capital partners
- The manager invests in senior and subordinated loans and secured over commercial, industrial, residential and other alternative real estate interests.
- Real estate debt is an alternative access point for investors and other financiers to the real estate sector, providing secure contracted cashflows.
- Unlike the US and the UK, the Australian real estate debt market has historically been dominated by its main banks. That position has changed materially over the past 10 years as alternative lenders have been steadily increasing their market share and penetration.
- Sophisticated real estate borrowers (owners, developers) appreciate the expertise, commercial flexibility, speed and funding certainty that Madigan Capital provides as a high-quality alternative lender.
Strategy
- Originate, assess and securely lend against high-quality real estate assets to enable their acquisition, refinance, repositioning and development by sponsors/borrowers.
- Deliver a real estate equity-like return over the medium- to longer-term but with relatively lower volatility and reflecting stronger downside protection through security over underlying property and preferential rights of recovery.
- The investment in Madigan Capital diversifies CC Real’s geographical and real estate sectoral reach and exposures, providing investor exposure to both the Australian and European real estate debt markets.
