CC Real has a strong record over 20 years of developing, investing and managing complex retail properties, with a current AUM of €3bn, or 550,000 sq m. We manage on behalf of global institutions and REITs, and we invest our own capital. Our senior team has significant experience in delivering transactions and asset repositioning strategies.
CC Real has created a centre of excellence in retail investment in our home markets of Austria and Croatia, and we have invested with partners in Finland and UK, identifying opportunities, managing the transactions, creating investment structures, and building teams locally to strategically manage to achieve our required investment returns.
Our strategy is to take the same investment ethos and expand our footprint selectively into new European countries.
Convenience Retail
We have conviction in Convenience Retail and in Experience Retail.
Convenience covers smaller scale properties that have local appeal and high frequency visits. This will generally be grocery anchored, can be smaller covered centres or open-air parks and are accessible to dense housing areas. There will be limited comparison fashion, and a high amount of services, healthcare and fitness users.
Experience Retail
Experience covers larger scale properties for people who like to shop. Occupiers will be flagship fashion brands, leading comparison retail brands, with a high proportion of F&B and hospitality users. The destinations will be in major cities, and often adjacent to large office or residential areas. Dwell time will be significantly higher, although visits will be less frequent, and customers will travel further for the experience.
Our local knowledge and market insights support the investment process together with local teams. We have recently strengthened our Italian presence, supported by a committed partner to invest into high yielding convenience centres across Italy. As we close the initial transactions, we will build the asset management capability of the Italian team to deliver on our business plans, which is to maximise income through active asset management and strategic repositioning.
At the same time, we are investigating opportunities on behalf of partners in Germany, France and Portugal. We have an existing relationship in Croatia which we will expand into new investments in Croatia and neighbouring CEE countries. We have an established team in Finland, and we continue to review interesting opportunities in the Nordic region knowing we have the skills to transact and to manage.
