WIEN MITTE – The Mall is the largest and most modern shopping center in the heart of Vienna, featuring a shopping area of 30,000 m², and 62,000 m² office towers in a prime location.

Engaged as operating partner for the asset since 2015.
Successful implementation of value-enhancing activities including refurbishment and improvement of office courtyard, entrances, offers space for a local artist (prevent the retail center from graffiti), which leads to a DGNB certification.
Lease-up of vacancies in retail and office areas, which leads to an outstanding occupancy rate: WIEN MITTE The Mall has an occupancy rate of 100% for the shopping areas and 99% for the office properties.
Enhancement of the retail offer by reconfiguring the retail mall, creating additional shop space, kiosks and advertising space.
Constant increase of the asset value due to optimization of the tenant and branch mix to create a well-known mixed-used asset in vienna´s city centre.
Strong management in connection with realizing the detected underrent in the asset let to strong rental growth an delivering superior cash-on-cash return to the investors.
In 2022 Wien Mitte was the first shopping center in Austria to achieve the DGNB Platinum certification. The DGNB certification has been extended in 2024 until 2027 and covers the whole asset – Office and retail space.
Wien Mitte is also a pioneer when it comes to EU Taxonomy. In 2022, Wien Mitte was the first shopping center in Austria to receive the EU Taxonomy certification.
